Everything a first-time builder tends to ask before hiring anyone: who is actually holding the pencil, what the job looks like step by step, and which drawings the Central Building Authority will let a draughtsman sign.
Who draws it
— has been drawing plans in Belize for — years, working out of —. Every drawing on this site was drawn by him. There is no office, no account manager and nobody to pass you along to — you deal with the person holding the pencil.
The estimates come from the same place. Decades of watching what block, steel and cement actually cost here is why the numbers hold up when the contractor prices them.

Overseas owners welcome. Plans and estimates are delivered by email, so being abroad changes nothing about the job.
How the job runs
Tell me the project
Send the lot dimensions, a sketch on paper, or photos of what's already there. WhatsApp is fine. I'll say straight away whether it's a job I can sign myself.
Get a fixed price
One number in writing before any drawing starts. If your project doesn't fit what I do well, I'll tell you that instead of taking the work.
Review the draft
First drawings back for you to mark up. Two rounds of changes are included — most people use one.
Submit and build
Final stamped set as PDF plus printed copies, sized and formatted the way the authority wants them. If they come back with comments, fixing them is on me.
Who is allowed to sign your plans
Worth knowing before you start, but it won't change your quote — I check it for you and say so up front. The Central Building Authority sets it by size, and it decides whether you need an architect at all.

A draughtsman can sign it
No architect or engineer signature required for a private building this size. The technician who prepares the drawings stamps and signs every page. This is the work I do start to finish.
1,000 to 3,000 sq ft
Usually still mine
I draw the set and bring in a licensed engineer only where the structure calls for it. You pay their fee directly, so nothing is marked up through me.

An architect or engineer must sign
The CBA requires a corporate member of APAB or APEB to prepare and sign off the plans. I'll tell you this before you pay me anything, and I'll draft under them if you want.
What gets submitted: at least three complete sets, four is safer, plus a PDF. Minimum sheet size is 11 × 17. Every floor needs its own plan including foundation and roof, and a site plan showing boundaries, roads, easements, power, water and waste lines, and everything already standing on the lot. All of that is in every set I deliver.
